Del Mar Equity Partners is a real estate investment and development firm that provides superior risk-adjusted returns to our institutional and accredited individual investor clients through direct investment in value-added and stabilized properties within specifically targeted growth markets in the western and southwestern United States.

Overview
Acceptable projects are those that allow our client investors to obtain returns commensurate with the risk taken. We look for properties with great intrinsic value.

We are willing to undertake value-added projects that require significant rehabilitation and repositioning, or involve complex issues, including environmental, severe vacancy, or title problems. We are interested in development opportunities that serve the unmet needs of a targeted market. We also pursue stabilized properties that are well-positioned in a growing market.

Our targeted markets and submarkets will generally be supply- constrained, with positive demographic trends—specifically, employment and population growth.

Location
Metropolitan areas in the western and southwestern United States. Current targeted markets include:

  • Los Angeles Area
  • San Francisco Bay Area
  • Las Vegas
  • Reno
  • Seattle
  • Portland
  • Dallas/Fort Worth
  • Denver
  • Salt Lake City

Transaction Size
$10-million to $100-million. 
Single-asset or portfolio transactions are acceptable.

Property Types
Multifamily, retail, multi-tenant office, industrial/flex, and mixed-use.

Quality/Appearance
B grade property and better, in A or B locations. Properties that need significant rehabilitation or repositioning are acceptable in the right locations.

We value our relationships with brokers and will always cooperate with, protect, and fairly compensate brokers who show us opportunities that meet our criteria.
